Eden Prairie sales rose even as inventory stayed nearly flat

Nationally, sellers are swamping buyers right now. Redfin counted 1,510,784 sellers in September, the most since March 2020. Buyers numbered just 928,892, the lowest since 2013. That gap matters. But Eden Prairie is telling a different story.

The Real Estate Data Aggregator counted 225 homes sold across Eden Prairie in the three months ending August 31, 2026. That is up 17.2% from the same months in 2025. Inventory across both ZIP codes rose only 0.7% over the same period. Demand grew. Supply barely moved.

Pending sales tell you where the market is headed. The Real Estate Data Aggregator counted 220 pending sales in Eden Prairie, up 17.6% from a year before. Homes are still going under contract. That is the clearest sign demand here is real.

Homes are still selling over asking price

The Real Estate Data Aggregator found that 43.8% of homes in 55346 sold above list price. In 55347, that share was 39.8%, up 6.7 points from a year before. Not every home sold over asking. But nearly 4 in 10 did, in both ZIP codes.

In 55347, the Real Estate Data Aggregator found that 52.4% of homes went under contract within two weeks of listing. That share rose 14.5 points from a year before. In 55346, 50.7% did the same. Roughly half of all homes here moved fast.

Days on market crept up 6 days in 55346, the Real Estate Data Aggregator shows. That is a small, honest admission. Not every home sold in a flash. But 21 days is still a short window. And 55347 actually got one day faster.

The national picture is harder

Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. Redfin reported the weekly average hit 7.4% on October 8. That is real pressure on buyers everywhere.

Realtor.com also found that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. The Federal Housing Finance Agency put national year-over-year price growth at just 2.6% through July. Eden Prairie's 6.5% and 4.7% gains stand out against that.

New listings in Eden Prairie rose 14.9% overall, the Real Estate Data Aggregator shows. That means more sellers entered the market. Yet sales rose 17.2%. Buyers absorbed the new supply and then some.

In short
  1. The three months ending August 31, 2026 showed Eden Prairie moving in a different direction from the U.S.
  2. Sales rose 17.2%.
  3. Pending sales rose 17.6%.
  4. Prices grew faster here than the national average.
  5. Inventory barely budged.
  6. Rates are higher and the national market is softer, so watch for that to show up locally.
  7. But for now, Eden Prairie buyers are still active.
