More listings gave Waconia buyers more room, but demand still held up
Here is the one thing every Waconia homeowner should know right now. New listings rose 65.1% compared with the same period last year, according to the Real Estate Data Aggregator. More competition means your price and your prep matter more than they did a year ago. These numbers cover the three months ending August 31, 2026.
That surge in supply is real. The Real Estate Data Aggregator counted 137 new listings and 97 homes for sale in ZIP 55387, with homes for sale up 40.6% from a year before. Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Waconia felt that same wave. More choices for buyers means sellers can no longer assume they are the only game in town.
Demand held its ground anyway
Here is the honest admission: the median sale price dipped. The Real Estate Data Aggregator put it at $485,000, down 1.5% from a year before. That is a small move, not a collapse. And the rest of the demand picture stayed solid. The Real Estate Data Aggregator counted 113 homes sold, up 22.8% from a year ago. Pending sales came in at 90, up 12.5%. Buyers were still showing up.
Homes still moved fast, and buyers still paid close to full price
The Real Estate Data Aggregator put the median days on market at 33 days, one day shorter than a year before. Not every home sold fast, but the middle of the market moved in about a month. Sellers averaged 99.2% of their list price, up 0.1 points from a year ago. That means most sellers gave up very little on price.
Nearly 3 in 10 Waconia homes sold above list price. To be exact, the Real Estate Data Aggregator put that share at 29.2%, up 3.1 points from a year before. And 41.1% of homes went under contract within two weeks of listing, up 7.3 points. A big share of well-priced homes still drew quick offers.
One wider pressure to keep in mind
Mortgage rates are not helping buyers stretch their budgets. Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. That is the cost a buyer carries into every offer they write. Realtor.com reported rates climbed above 7% for the first time since January 2025. Higher rates slow some buyers down, which is part of why pricing carefully matters more right now.
Nationally, Realtor.com reported price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. Waconia's 99.2% sale-to-list figure from the Real Estate Data Aggregator suggests local sellers are pricing more carefully from the start, which is the smarter move in this kind of market.

- But 113 homes still sold in three months, buyers paid 99.2% of list on average, and the median home sold in 33 days.
- More supply raised the bar for sellers.
- It did not stop the market from moving.
