More listings reached SW Suburbs, but supply stayed tight

Real estate, SW Suburbs

Here is the one fact that changes what you should know as a homeowner in SW Suburbs. The Real Estate Data Aggregator counted 932 new listings across the area in the three months ending August 31, 2026, up 13% from a year before. More homes came on. But the total number of homes for sale still fell 3.9% to 572. Supply did not loosen the way those new listings might suggest.

What does that mean for you? If you own a home here, buyers had fewer choices than that rising new-listing count implies. Homes were selling nearly as fast as they arrived. If you are a buyer, you did get a few more fresh options to watch. Just do not expect a long list of homes sitting and waiting.

The national picture made it harder for buyers too

Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. That sounds like a lot. But Realtor.com also reported that mortgage rates climbed above 7% for the first time since January 2025. Redfin reported the weekly average mortgage rate hit 7.4% on October 8, a three-year high. Higher rates slowed buyers down everywhere, not just here.

Realtor.com reported price cuts hit 20.8% of listings in September, the highest share since October 2022. That is a national number. SW Suburbs told a different story, as you will see below.

Homes sold and sold close to asking

The Real Estate Data Aggregator counted 836 homes sold across SW Suburbs in the three months ending August 31, 2026. That was up 4.8% from the same months of 2025. Pending sales reached 768, up 5.1%. Buyers were still moving. And most ZIP codes saw homes sell at or above list price.

A few honest admissions

Not every ZIP code moved fast. The Real Estate Data Aggregator showed ZIP 55315 had a median of 39 days on market, 8 days longer than a year before. Months of supply there rose to 3.9 months. Only 24.2% of homes went under contract within two weeks, down 9.1 points from last year. That ZIP had more breathing room for buyers.

ZIP 55387 also had more supply. The Real Estate Data Aggregator counted homes for sale up 40.6% there, and new listings up 65.1%. The median sale price dipped 1.5% to $485,000. More choices, a little more time. Still, 41.1% of homes sold above list, up 3.1 points.

ZIP 55386 saw the biggest price dip. The Real Estate Data Aggregator put the median sale price at $580,561, down 14% from a year before. That is worth noting. Even so, homes there averaged 100.3% of list price, and 39.3% sold above asking, up 14.7 points.

The bright spots

ZIP 55331 had the highest median sale price the Real Estate Data Aggregator recorded here: $882,500, up 8% from a year before. Homes there sold in a median of 22 days, 12 days faster than a year ago. That is a meaningful shift toward speed at a high price point.

ZIP 55318 saw the biggest price gain. The Real Estate Data Aggregator put the median at $587,500, up 21.8%. Months of supply fell 0.4 months to 2.2. More homes are selling for more money there.

What the supply picture really means

The Real Estate Data Aggregator counted 572 homes for sale across SW Suburbs, down 3.9% from a year before. Meanwhile, Realtor.com reported 1.16 million active listings nationally in September 2026. The national supply grew. Local supply shrank. That gap matters if you own a home here.

Most ZIP codes here sat at 2.2 months of supply or less. Real estate professionals generally consider six months a balanced market. SW Suburbs was well below that in most areas.

  4. A few areas gave buyers more room.
  5. One street can read very differently from the whole ZIP code.
