Victoria prices fell, but buyers still face a tight market
The biggest number to know right now: the median sale price in Victoria fell 14% from a year ago. That matters because it moves opposite to the national trend. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Victoria went the other way. For owners, that is worth watching. For buyers, it does not mean the market is easy.
The Real Estate Data Aggregator counted 56 homes sold in 55386 in the three months ending August 31, 2026. That is nearly the same as a year before, down just 1.8%. Sales held steady even as the price fell. So demand did not disappear. It just met lower prices.
Supply is still very tight
The Real Estate Data Aggregator counted only 36 homes for sale in 55386 during that same period. That is down 10% from a year ago. Months of supply came in at 2 months, also down from a year before. Nationally, Realtor.com reported active listings grew to 1.16 million homes. Victoria is not seeing that kind of relief.
Homes that do hit the market are moving fast
The Real Estate Data Aggregator shows the median home in 55386 spent 23 days on market. That number is unchanged from a year ago. Speed stayed the same even as prices fell. And the share of homes that went under contract within two weeks of listing rose 17.6 points to 49%. Nearly half of all listings found a buyer in two weeks or less.
Buyers are still paying full price, and then some
The Real Estate Data Aggregator put the average sale-to-list ratio at 100.3% in 55386 for the three months ending August 31, 2026. That is up 1 point from a year ago. Prices fell, but sellers still got what they asked. And 39.3% of homes sold above list price. That share rose 14.7 points from a year before. Nationally, Realtor.com reported 20.8% of listings took price cuts in September, the highest share since October 2022. Victoria sellers are not seeing that same pressure yet.
Mortgage rates add pressure for buyers
Buyers are also dealing with higher borrowing costs. Realtor.com reported mortgage rates topped 7% for the first time since January 2025. And the weekly average mortgage rate hit 7.4% on October 8, a 3-year high, according to reporting on that week's data. Lower prices in Victoria help a little. But higher rates cut into that gain.
- In the three months ending August 31, 2026, Victoria's median sale price fell 14% to $580,561. But supply stayed at just 2 months.
- Homes sold in 23 days.
- Nearly half went under contract in two weeks.
- And 39.3% sold above list price.
- A price dip does not always mean an easier market.
