Victoria sellers still had leverage despite 7% mortgage rates

CNBC reported the average 30-year fixed rate hit 7.49% on October 7, 2026. That is a real cost. Yet the Real Estate Data Aggregator counted 56 homes sold in ZIP 55386 in the three months ending August 31, 2026. Well-priced homes still drew strong offers.

That 39.3% share is up 14.7 points from the same months in 2025, according to the Real Estate Data Aggregator. Nearly 4 in 10 sellers got more than they asked. That is not a soft market.

The Real Estate Data Aggregator put the average sale at 100.3% of list price, up 1 point from a year before. Sellers who priced well did not have to give ground. Buyers, plan for competition even at today's rates.

The Real Estate Data Aggregator found that 49% of Victoria homes went under contract within two weeks of listing. That share jumped 17.6 points in one year. Median days on market held at 23 days, unchanged from 2025. Speed did not slow.

What about the median price drop?

The Real Estate Data Aggregator put the median sale price in ZIP 55386 at $580,561, down 14% from the same months in 2025. That is a real dip and worth knowing. But prices falling and above-list sales rising at the same time can happen. It often means the mix of homes sold shifted, with fewer large homes closing this period.

The Real Estate Data Aggregator counted only 36 homes for sale, down 10% from a year before. Supply stayed tight. New listings rose 4.8%, so more sellers came to market, but inventory did not pile up.

The national picture

Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. Nationally, Realtor.com found that 20.8% of listings saw price cuts in September, the highest share since October 2022. Victoria did not follow that pattern. The Real Estate Data Aggregator shows above-list sales rising, not falling.

The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Victoria's median price moved differently, down 14% in this period. One market does not always match the national trend.
