Victoria sellers still have leverage on price

Here is the number that matters most right now. The Real Estate Data Aggregator counted 44.1% of Victoria homes selling above list price in the three months ending July 31, 2026. That share rose 13.4 points from the same months a year before. Nationally, Realtor.com reported 20.4% of listings took a price cut in August 2026. Victoria is moving in the opposite direction.

That does not mean every home can aim high. Pricing and presentation still matter. Buyers are paying up for the right homes, not every home.

Sellers are averaging more than list price

The Real Estate Data Aggregator put the average sale-to-list price in ZIP 55386 at 100.4% for the three months ending July 31, 2026. That is up 0.6 points from a year before. Compare that with Realtor.com's report that national median list prices fell 1.3% year over year in August 2026. Victoria sellers are holding their ground.

Homes are moving fast, too. The Real Estate Data Aggregator found the median days on market was 17 days. That is 3 days shorter than the same period a year before. More than half of homes, 51.9%, went under contract within two weeks of listing. That share rose 11.9 points year over year.

The median price dipped, and that is worth knowing

The Real Estate Data Aggregator put the median sale price at $550,000 for the three months ending July 31, 2026. That is down 14.2% from the same months in 2025. Not every home sold fast or above list. The market rewards the right price, not just any price.

For context, the Federal Housing Finance Agency reported U.S. home prices rose 2.1% year over year between second quarter 2025 and second quarter 2026. Victoria's median moved the other way. That gap is worth watching when you set your number.

Supply is tight, and that helps sellers

The Real Estate Data Aggregator counted 31 homes for sale in ZIP 55386 during the three months ending July 31, 2026. That is down 16.2% from a year before. New listings fell 7.8% in the same period. Fewer homes to choose from keeps buyers competing.

Pending sales rose 4% year over year, the Real Estate Data Aggregator found. Demand is not falling away. CNBC reported the average 30-year fixed mortgage rate at 7.45% as of September 24, 2026. That rate is a real cost for buyers, which is one reason the right price still matters.
